Below is the FEBRUARY 2015 list of properties of interest. The Dallas/Ft Worth and Texas market in general has been leading the way and will only continue to grow. If you have friends/family needing anything please keep me in mind. I will handle anything from residential single family to investment property of any size.

NEW SINGLE FAMILY RENTAL LIST – 2015 UPDATE - (Popular option with lower 2-4 unit inventory)
Single family rental continues to be a popular option with the growing DFW market. My parameters for finding single family rental property are communities with ($.85+ rental rates per sqft, Days on Market under 30 days, and a SOLD price per sqft lower than the average).

Some Properties to Evaluate (these properties will go on/off market quick):
1. Mansfield ISD - $189,000 – 2350 sqft – 3bed/2.5bath/gameroom – Year 2007 build - Community pools - $.82 sqft rental rate, average DOM 22 for rentals.
2. Mansfield ISD - $187,000 – 2251 sqft – 4bed/2.5bath – year 2006 build – Community Pool - $.88 sqft rental rate, Average DOM is 14 for rentals.
3. Mansfield ISD - $156,000 – 2002 sqft – 4bed/2bath – Year 1999 Build - $.90 sqft rental rate, Average DOM is 10 days for rentals.
4. Plano ISD - $175,000 – 2,324 sqft – 4bed/3bath – Year 1973 build - $.88 sqft rental rate, Average DOM is 18 days for rentals.

NEW SINGLE FAMILY RENTAL LIST – 2015 UPDATE

Single family rental continues to be a popular option with the growing DFW market. My parameters for finding single family rental property are communities with ($.85+ rental rates per sqft, Days on Market under 40 days, and a SOLD price per sqft LOWER than the average).

I implemented these parameters at the end of 2014 with good results and 5 deals done in 30 days. Days on Market is important for rental as well as when purchasing a property. I would rather have a few dollars less in rent if I know the community rents quickly. Better for overall long term cash flow. Call or email for details……
