Middle of Summer and things are slowing up. Sellers open to looking at offers. Keep your financing fresh, I expect sellers to get more realistic. I have closed 6 deals in last 75 days that were overpriced but got sellers to get realistic. Texas still a solid market.

13. 5 duplexes on Fall Manor (they are in the duplex link) - overpriced. They were bought 2 yrs ago. Buying as a package at $325K would be interesting.


NEW SINGLE FAMILY RENTAL LIST – BETTER SCHOOLS
Best ISDs to consider right now on Single Family are Keller ISD, Mansfield ISD, Northwest ISD, McKinney ISD, Birdville ISD

BUILDER INVENTORY
This time of year we start to see the builders get more aggressive on SPEC inventory. This has been limited since the Housing Bust of 2008 but I am getting more and more emails from builders with discounts on increasing inventory. Some still don’t allow investors but worth a look if wanting a newer product.

HALF DUPLEXES
This is becoming a more popular option than town homes. Typically better locations, lower price and No HOA fees gets them to a better cash flow number. Also popular for those investors working the AirBnB model to achieve higher cash flow.

FLAT FEE MLS LISTING (100s of Internet Sites) - $150 – GREAT WAY TO LIST FOR SALE AND FOR LEASE PROPERTIES
I offer a Flat Fee MLS service to list your investment property or unit for rent on MLS. First listing is a flat $150 and each listing after is $125. The flat fee gets the property on MLS and all the sites that pull feeds from those sources. Great exposure for your property. If you would like information on this program, please call or email.

FULL SERVICE LISTING - 1% Listing Fee
If you need more than the MLS Flat Fee service, I will be offering Full Service listing for only 1% on the listing side (still reserve 2-3% for buyer broker). Reduced commission but full representation of photos, signs, lockbox, negotiations, etc.

Package of Duplexes - Richardson ISD

There is a package of duplexes for sale in North Dallas (Richardson ISD). They are currently overpriced at $380/$390K. Worth keeping an eye on to see if owner would take lower amount ($340s) for a package purchase.

All are 3 bed/2 bath units with garage. Rents at or trending $1500 per unit. Street rents very well. Keep an eye on them.

Let me know any interest. There are a couple of different package opportunities for 2-4 unit property. Overpriced but who knows with the right offer and buyer. Let me know.

Below is the MID JUNE 2019 update. Inventory still low on QUADS but some new inventory on DUPLEXES - both individual and package offers.

Lots of new inventory and price reductions (typical for Summer). Owners are getting more realistic on selling their properties. With that said, you HAVE TO MAKE OFFERS. Deals are getting done but have to make an offer to see where the seller will move to. If they are listed correctly, at market price, it will be a multiple offer situation. On the higher priced ones there is an opportunity to engage the seller without a multiple offer situation.
