This time of year we start to see the builders get more aggressive on SPEC inventory. This has been limited since the Housing Bust of 2008 but I am getting more and more emails from builders with discounts on increasing inventory. Some still don’t allow investors but worth a look if wanting a newer product.

HALF DUPLEXES
This is becoming a more popular option than town homes. Typically better locations, lower price and No HOA fees gets them to a better cash flow number. Also popular for those investors working the AirBnB model to achieve higher cash flow.

FLAT FEE MLS LISTING (100s of Internet Sites) - $150 – GREAT WAY TO LIST FOR SALE AND FOR LEASE PROPERTIES
I offer a Flat Fee MLS service to list your investment property or unit for rent on MLS. First listing is a flat $150 and each listing after is $125. New Build Duplexes & 4-plexes - Throughout Texas

Several new duplex and 4-plex projects are underway in Texas. These projects are in fast growing areas, typically 20-30 minutes outside the main city center.

Cities with new build duplexes/quads include Cypress (north of Houston), Conroe (NE of Houston), NE San Antonio, East Austin area, Midlothian (South of Dallas), Brock (west of Ft Worth)......

All of these are areas with new build 2-4 unit property being built. The majority of these projects come with built in management and builder warranties.

I get calls every week about buyers wanting 2-4 unit inventory to purchase. The issue is 2-4 unit property zoning stopped being allowed in the Mid 1980s in the larger main cities. Buyers are looking to new build for easier maintenance. The new projects listed above offer those opportunities.

FLAT FEE MLS Listing - $150

This is an ideal program for owners that are comfortable with real estate contracts and the overall real estate process. Consider me your marketing arm. I list the property on the MLS. You, as the owner, provide property data, photos, etc. As property owner, you will answer questions on the property. Simple and saves lots of money. **You still would account for a buyer agent commission.


1% FULL SERVICE LISTING (only on For Sale properties)

The Full Service Listing is I HANDLE EVERYTHING - property data, photos, signs, lockboxes, showing service. I have offered this service for years at the discounted rate of 1% instead of standard 3%...***You would still account for buyer agent commission.
