As 2018 ended we started to see sellers getting more realistic on pricing and getting some deals done. We are starting to see the market turn. You will see higher inventory in the list and links below (and expect more as we get to February). Texas remains a very strong market for job growth and population growth.

This time of year we start to see the builders get more aggressive on SPEC inventory. This has been limited since the Housing Bust of 2008 but I am getting more and more emails from builders with discounts on increasing inventory. Some still don’t allow investors but worth a look if wanting a newer product.

HALF DUPLEXES
This is becoming a more popular option than town homes. Typically better locations, lower price and No HOA fees gets them to a better cash flow number. Also popular for those investors working the AirBnB model to achieve higher cash flow.

DFW Market Conditions for 2019.....Back to Normal?

I hope this post finds you well. We have 1 month left in 2018 and it has been an interesting year. I have been contacted by several buyers and sellers as to "What is Next" (in my opinion).

While North Texas (and really all of Texas) remains very strong with job and income growth, we have reached the top of market in terms of cash flow property. I focus on single family rental, 2-4 unit and commercial MF properties. Rents have jumped to sustain the price increases the past 5 years but we are finally at a point of TOP OF MARKET.

More and more inventory is coming on market (still at inflated pricing) and we are reaching a point for the first time in years of having much more to look at. Typically, more inventory gives buyers more options and better purchase price opportunities. The issue still is unrealistic sellers of over pricing property. The 1:1 ratio is a great bench mark for buyers but that is more realistic at .8:1 ratio these days to land in the 6.5%-7% Cap Range.

My hope and belief for 2019 is a return to 7% Cap deals in the Texas Region. Too many properties are staying on market longer than needed because of unreal expectations of sellers. I believe as their properties linger on market, they will clue in to being more realistic in pricing (both on residential and MF). While this group of owners purchased with more money down and undoubtedly cash flow in their current position, it doesnt mean you THROW OUT THE OLD RULES of evaluating a property on the income method.

For buyers that have been looking, keep your lender letters current, be on the look out. Explore deals that have been on the market and stale. I have closed several deals in the past 6 months on overpriced properties by starting with realistic offers and showing a STRONG BUYER and our reasoning for the offer price points. Showing a STRONG AND QUALIFIED BUYER is a big part of the battle.

New Build Duplexes & 4-plexes - Throughout Texas

Several new duplex and 4-plex projects are underway in Texas. These projects are in fast growing areas, typically 20-30 minutes outside the main city center.

Cities with new build duplexes/quads include Cypress (north of Houston), Conroe (NE of Houston), NE San Antonio, East Austin area, Midlothian (South of Dallas), Brock (west of Ft Worth)......

All of these are areas with new build 2-4 unit property being built. The majority of these projects come with built in management and builder warranties.

I get calls every week about buyers wanting 2-4 unit inventory to purchase. The issue is 2-4 unit property zoning stopped being allowed in the Mid 1980s in the larger main cities. Buyers are looking to new build for easier maintenance. The new projects listed above offer those opportunities.

4-Duplexes in Cedar Hill for Sale - $170K each

4 Duplexes for sale in Cedar Hill by same owner. Each unit is 2 bed, 2 bath. Market rent in Cedar Hill is approx $900 per unit.

One duplex is $165,000, one duplex is $170,000, one duplex is $170,000 and last duplex is $180,000.

Long time tenants and rents need to be raised to market. Guessing $1000-$2000 make ready in each unit. Rare to find package of duplexes together. Class C area, typically rents well.

2-4 Unit Purchasing Reality.....Notes

Some quick notes on the duplex/4plex inventory....

I have been selling 2-4 unit income property for 14+ years.
Inventory is still very tight.
The expectation of CAP Rate should be 6.5%- 7%. (just not seeing 8% any more).
These are 60s, 70s, 80s builds.
Figure $1500-$2,000 per unit repair budget upon purchase.
Figure multiple offers on any property close to 1:1 ratio.
Sellers KNOW the inventory is tight. If you see a property close to 1:1 ratio, get ready to jump.
Have lender letters ready to go.
If a property is "Off Market" sellers still rule in terms of asking for contract points.


Older build properties are in better/more central areas. Newer 2-4 unit properties exist, but further out areas.
New build 2-4 unit properties will have Warranties and less make ready issues.
New build 2-4 unit properties typically retain tenants longer.
New build 2-4 unit properties will come in at 6%-7% Cap Range.
They are higher priced and get higher rents. The 1:1 ratio rule can be skewed upwards a bit.

Above are just some notes that I have seen the past couple of years of 2-4 unit income property. Deals are getting done, just fewer of them.
