This time of year we start to see the builders get more aggressive on SPEC inventory. This has been limited since the Housing Bust of 2008 but I am getting more and more emails from builders with discounts on increasing inventory. Some still don’t allow investors but worth a look if wanting a newer product.

HALF DUPLEXES
This is becoming a more popular option than town homes. Typically better locations, lower price and No HOA fees gets them to a better cash flow number. Also popular for those investors working the AirBnB model to achieve higher cash flow.

High Cash Flow - Year 2014 TCU Rent Houses - Leases thru 2019

Investor selling two newer build homes with TCU students already in place. These homes are grandfathered in the TCU Overlay that was passed - meaning, they are allowed to have 5 unrelated tenants under one roof....you can no longer do a new build with 5 unrelated tenants in the TCU overlay.

New Bulid Duplexes

Several new build duplex opportunities throughout Texas. Yes, more expensive but typically in growing areas and much better constructed than the Mid 80s properties we see (or not see these days).

The older infill duplexes are great on location but the price of dirt has these properties on the higher end of the scale with more maintenance.

From Springtown (north of Ft Worth), Midlothian (south of Dallas) down to New Braunfels (south of Austin) and NE San Antonio there are duplexes in the $350-$400K price range. Larger units with rents in the $1500-$1700 per door range. Generally around a 7% Cap.
