JANUARY 2021 - TEXAS CASH FLOW PROPERTY UPDATE

 Welcome to 2021, let’s get this year rolling. Texas continues to explode with company relocations and job growth.

Two Tri-plexes in Denton - UNT Area

 Opportunity in Denton near UNT. Lots of growth in Denton, area continues to explode.

This deal is for TWO triplexes  (6 units total) or list agent said you can buy individually.

Each Triplex has 3 units -  2 beds, 2 baths per unit

Property 1 rents at  - $3,150 gross monthly rents

Property 2 rents at  - $3,150 gross monthly rents

Market rent is $1,250 per unit ($3,650) and being raised with new leases - per list agent.

Owner pays water (opportunity for future bill back to recoup more revenue).

Price is $450,000 per triplex ($900k total). I believe this to be a HIGH price based on current rents and owner paying water.....even though rents have room to grow, $900K is too high....

Flat Fee MLS Listing - Pricing move to $175 on all listings starting January 1st, 2021

 Starting January 1st, 2021, I'm increasing the pricing of the Flat Fee MLS Listing service to $175 on all listings. Still the best priced service in the North Texas area. Please let me know any questions.
