Welcome to MAY. With many counties getting ready to lift shelter in place, it will be interesting how that effects sellers listing more inventory. We still need to make sure the current tenants have been paying their rent. Acquiring a property with non-paying tenants doesn't work (unless seller is unloading for a deal - I haven't seen that yet).

Below is the MID APRIL 2020 property update.

We are to Mid-April and several weeks in on the COVID lockdown. Not much has changed in the real estate market from my April email. Inventory remains stagnant and a few owners have pulled property off market to wait this out. There are still contracts getting done and I have seen owners getting more realistic on pricing.

BIG QUESTION: With courts closed and no evictions (or foreclosures) allowed right now, it is important to get the current Tenants Pay History to see if they are up to date and historical pay trend. Buying a property with tenants 3 months behind and no eviction will not work for new buyers and something that needs to be determined during Due Diligence.

Properties that have been listed a long time because of being overpriced are more likely to come down to realistic pricing (I executed contracts this past week on properties that had been overpriced and sellers finally got real). Deals are happening. When this is over, the State of Texas is still extremely strong and should recover quickly.
