I hope everyone had a good Thanksgiving break. One month away to hopefully more stable/normal times in 2021.  The North Texas market remains robust. Low rates has kept the real estate sector performing. Low inventory has kept pricing inflated. As I mentioned in previous posts, deals are still getting done. If you like the location or possibility of a property, don’t let list price deter you. I’ve closed several deals on 2020 below the initial list price asked by sellers. Deals will get DONE!


Keep your financing current, when a deal is priced correctly it will usually end up in Multiple Offer situation, we need to be ready to jump when it hits. I will be updating my “buyer files” in December. If your property parameters have changed, please let me know.

NOVEMBER 2020 - Investment Property Update - DFW, HOU, AUS, SA

Hello, and thanks for visiting the InvestDFW Blog......


I hope all is well. We have 2 months left in a very interesting 2020.  Typically this time of year you start to see sellers get very serious on selling to clear the books and buyers looking to use 1031 funds by end of year.  Inventory is still low overall. We had a run on duplexes in September but that seems to have leveled out again. 4-plexes are very hard to find and when they hit the market, typically inflated in price.  Small commercial MF are out there. I’ve found a few options on single family homes with tenants already in place with longer leases. 

Not sure what will happen with the election and a phase II Covid Run….lots to be determined. I will say real estate in North Texas has been very solid. Tenants are still paying full rent in most cases and the limited inventory on single family and investment property has kept pricing in line.

  Texas Real Estate Commission Information About Brokerage

CLARIFICATION ON THE LIST: I was asked how I put the list together. My 1st goal is to find/add properties that will cash flow at list price. That has become more and more of a challenge as sellers are pricing high to start. The 2nd goal is to identify properties in areas of growth and where rents can be raised to make the property work. 3rd goal is for good/safe areas where a property may need updating/turn around and will work after updating occurs. Finally, on the overpriced ones, we watch and see time on market and if the seller is getting more real over the life of the listing. As I mentioned before, deals are getting done, just need to get the offers going and see how flexible the sellers are.
