NOVEMBER 2020 - Investment Property Update - DFW, HOU, AUS, SA

Hello, and thanks for visiting the InvestDFW Blog......


I hope all is well. We have 2 months left in a very interesting 2020.  Typically this time of year you start to see sellers get very serious on selling to clear the books and buyers looking to use 1031 funds by end of year.  Inventory is still low overall. We had a run on duplexes in September but that seems to have leveled out again. 4-plexes are very hard to find and when they hit the market, typically inflated in price.  Small commercial MF are out there. I’ve found a few options on single family homes with tenants already in place with longer leases. 

Not sure what will happen with the election and a phase II Covid Run….lots to be determined. I will say real estate in North Texas has been very solid. Tenants are still paying full rent in most cases and the limited inventory on single family and investment property has kept pricing in line.
