Several new build duplex opportunities throughout Texas. Yes, more expensive but typically in growing areas and much better constructed than the Mid 80s properties we see (or not see these days).
The older infill duplexes are great on location but the price of dirt has these properties on the higher end of the scale with more maintenance.
From Springtown (north of Ft Worth), Midlothian (south of Dallas) down to New Braunfels (south of Austin) and NE San Antonio there are duplexes in the $350-$400K price range. Larger units with rents in the $1500-$1700 per door range. Generally around a 7% Cap.
